If you are thinking of selling or renting out a property in Andalusia, you will probably need an Energy Performance Certificate (EPC).
It is a mandatory document for most property sales and rentals. In addition, the energy rating must appear in the property’s advertising.
But what exactly is it, and when is it required?
What Is an Energy Performance Certificate?
An Energy Performance Certificate indicates a property’s level of energy efficiency.
A qualified technician visits the property and assesses aspects such as:
- Walls, roofs and insulation
- Windows and glazing
- The property’s orientation
- Heating and air-conditioning systems
- Hot-water systems
- Renewable-energy installations, if any
The property receives a rating from A to G, with A being the most efficient and G the least efficient.
A low rating does not prevent you from selling the property. The certificate simply informs the buyer about the property’s current energy performance.
Do I Need a Certificate to Sell My Property?
In most cases, yes.
If you are selling a property in Andalusia, you must have a valid Energy Performance Certificate registered with the Regional Government of Andalusia, unless the property falls within one of the exemptions established by law.
The energy rating must also be included in the property’s advertising.
For this reason, we recommend obtaining the certificate before putting the property on the market, rather than waiting until you have found a buyer.
Are Any Properties Exempt?
Yes, there are some exemptions.
These may include certain protected buildings, temporary structures, some agricultural or industrial buildings, and standalone buildings with a usable floor area of less than 50 m².
There may also be exemptions for certain properties purchased for demolition or comprehensive renovation.
It is important to note that a property measuring less than 50 m² is not automatically exempt. It must be a standalone building.
If you are unsure, it is best to consult a qualified technician.
How Long Is It Valid?
Normally, an Energy Performance Certificate is valid for a maximum of 10 years.
If the property receives a G rating, its maximum validity is 5 years.
If you already have a certificate, it is worth checking its expiry date before requesting a new one.
What About Older Village Houses?
Many traditional Andalusian houses were built long before current energy-efficiency standards existed.
As a result, an older village house may receive a relatively low rating.
This does not mean that there is any problem with selling it.
In fact, the certificate can be useful for identifying potential improvements, such as:
- Improving roof insulation
- Installing new windows
- More efficient heating and cooling systems
- Improving hot-water production
- Installing solar panels
In traditional buildings, these improvements should be carefully considered in order to respect both the construction and the architectural character of the property.
How Much Does It Cost to Register the Certificate in Andalusia?
For 2026, the official registration fees charged by the Regional Government of Andalusia for existing buildings are:
Up to 250 m²: €15.28
More than 250 m²: €58.59
These are only the administration fees charged by the Regional Government of Andalusia. They do not include the technician’s professional fees for visiting, measuring and preparing the certificate.
